Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.

an offer

Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.

Under contract and closing

The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

are affecting sellers

No commissions displayed on MLS’s
Who pays the fees?

Sellers can still offer a buyer agent commission of their choice, but it will not be showcased on MLS listings. Brokers and realtors can display it on their own personal websites, as long as it is not linked to the MLS.

Sellers still have the option to pay a commission to a buyer’s agent, but buyers will have a signed contract with their realtor stating a commission rate. For example: the buyer and buyer’s agent have a signed contract for 2%, but if the seller is willing to pay 3%, the seller will only be obligated to pay 2% to the buyer’s agent. If the seller offers a 1% buyer’s agent commission, the buyer will then be responsible for covering the remaining commission.
