Get a loan pre-approval

To do this you’ll need to start calling loan officers from mortgage companies or different credit unions or banks. They will give you an idea of how much home you can afford.

Find a realtor &
search for homes

Now that you know your budget, partner with a trusted realtor in Utah to explore neighborhoods and start touring homes that meet your criteria.

Submit
an offer

Once you’ve found the right home, your realtor will help you write and submit a competitive offer to the seller, including contingencies and timelines.

Offer accepted or as realtors say, “under contract”

Now it’s time to go through things like getting the inspection done on the home, appraisal, and negotiating repairs. Typically buyers are in this stage for 30 days.

Closing on your home

This part is easy. Your lender will prepare closing documents to show your monthly payment and closing fees. You’ll then sign all documents at a title company. Once the property is “recorded” with the city, you can move in to your home!

Who pays the fees?

Real estate agents will be required, by law, to have a buyer broker agreement signed with whoever they are showing a home to. This contract will have an agreed upon commission fee that will be paid by the buyer if the seller is not paying for it.

There will be homes where the home seller will cover you buyer agents commission but if he is paying less than what you agreed upon or nothing at all, you will be obligated to pay what you’ve agreed with your realtor, which is typically 3%.
